ZS Associates, a marketing consult agency, is heading for completion in August and adding to our growing portfolio at the Merchandise Mart. The 12-week project underwent extensive preparation to protect existing conditions in this historic building while incorporating custom solutions and branding elements. 

Located on the 2nd floor of the Merchandise Mart, this high-traffic location means high visibility for the tech consultant firm. For BIG, that meant adapting our construction schedule to mitigate sound disturbance for the surrounding occupants and adjusting our logistics plan to create access to the job site during business hours and special events. 

The 25,000-square-foot space incorporated several custom design elements, such as a cafe space and lighting feature that connects the space. BIG worked throughout the preconstruction phase to ensure the turf ceiling panels and other high lead time items would arrive within schedule. Once on site- our team worked diligently to ensure the design intent was upheld while working around existing MEP infrastructure and multiple ceiling types. 

BIG worked alongside the millworker and architect to propose solutions for a custom overlay over existing operating radiators- resulting in a cost-effective solution that aligns with the design intent, and allows for proper ventilation and maintenance access. 

This highly custom space creates continuity within the design while incorporating existing elements of the mart, such as sealing and maintaining the historic brick wall, ultimately creating a functional and uplifting space that feels authentic.
